Provincial PDI (Pre-Delivery Inspections)
Purchasing or planning on purchasing a newly constructed home or condo?
The Provincial Guarantee Plan PDI Pre-Delivery Inspection helps protect new home and condominium consumers by guaranteeing the fulfillment of certain legal obligations by the developer. The Guarantee plan for new residential buildings covers all new houses as well as a large number of newly erected condominium units but understand, the developer or building contractor must provide you with a signed copy of the appropriate warranty agreement for your type of new property (IE: single detached, semi-detached or row house, duplex, triplex, quadruplex or Quintuplex, milled house; or a condo). From the moment you are in possession of a duly signed duplicate of the contract, you and your contractor must respect the obligations stipulated in the contract. Read more.
As a new home or condo purchaser, you are not required to hire a home inspector. This does not seems wise?
As well, the builder is allowed to use their own "in-house agent".
By choosing to avoid retaining a knowledgeable experienced home inspector like Certified Master Inspector CMI Robert Young and go with the free service offered by the builders contractor you are on your own and effectively "Out In The Cold." The full weight of warranty is dependent upon the home inspectors experience, education and findings. Read what a client had to say on my Testimonials Page. "inspector that was sent from the ACQ told him. ...never seen one so thorough!"

Hiring The Right Home Inspector
Hiring the right home inspector to inspect the new property you are purchasing pays tangible/visible dividends from the very start. The cost to repair poor workmanship, inappropriately installed components, flawed or damaged materials that are not reported by the builders/developers’ representatives, if/when they are present, when you attend a New Warranty Condo or Home warranty inspection. Most importantly, when Hiring The Right Home Inspector the inspecting and reporting is an objective condition review and reported by an independent body covering everything the builders or developer’s inspector does not cover. Hiring the right home inspector fee is directly returned to you quickly and continually and repaid until you sell that property.
